  b.   Membership
        
        Penalty for non-payment of monthly dues:
     
        The Board of Directors in case of any delinquency or default of Association dues may take
        measures such as, but not limited  to the following:
     
        1)   Putting in conspicuous place/s the names of delinquent members.
        2)   No services by maintenance men and security guards.
        3)   Annotation of land title.

7.   Period of Restriction

      All the restrictions, easement, reservations and conditions enumerated herein shall be valid
      and binding.  Such restrictions may be added to but not diminished, amended or changed
      by the INCUMBENT BOARD OF DIRECTORS and other governing body of the village,
      provided that the use and occupancy of lots for residential purposes by a single family
      only shall not be changed.

8.   Enforcement of Restrictions

      THAI and its duly authorized representatives shall have the right during reasonable hours
      of the day to enter and inspect any building under construction to ascertain compliance
      with all the regulations and restrictions on construction.

9.   Interpretation of Restrictions

     When there appears to be a conflict in the interpretation of these restrictions and/or
     guidelines, the most equitable interpretation shall be adopted.

10.  Refund of Construction Bond

      THAI will not issue its final certification of clearance nor release the construction
      bond until all requirements have been satisfactorily met.

     THAI will refund seventy percent (70%) of the construction bond without interest after
     100% completion of the project.  The term 100% shall mean completion of the house
     in accordance with approved plans and specifications, completely painted, its services,
     utilities and permanent fixtures installed and ready for immediate use and occupancy
     and a Certificate of Occupancy has been secured from the proper government agency.

5.   Conditional Provision

       All drainage (sewer and run-offs) must be connected directly to the subdivision underground
       drainage system.  If drainage, sewerage and/or other utilities are affected by a house expansion,
       then the repair cost and/or relocation cost will be shouldered by the homeowner.

IX.   ADMINISTRATIVE and CONSTRUCTION GUIDELINES (Part 1)

1.   Workers' ID/Delivery of materials
     
     That should any construction activity commence without the necessary permit
     and consent of the THAI, the later may have the prerogative to:

     a.  Refuse issuance of IDs to workers.
     b.  Stop the ingress through the security of any delivery materials at the village gates.
     c.  Stop construction should any activity commence without construction approval
          should there be any buildings violation.

2.   Submission of Plans

     Construction and improvements/additional structures (including trellises, gazebos, roofs,
     sheds, swimming pools and filter housings, guardhouses, storerooms, greenhouses which
     are semi or fully enclosed) shall require THAI approval.

4.   Permits and Clearances

     a.  Building Permint
          
          Compliance with all THAI existing rules and regulations with existing municipal, provincial
          or national government regulations is the responsibility of the lot owner and building
          contractor.  Village requirements for construction may be obtained from the THAI office.

     b.  Stockpiling on Vacant Lots

          Stockpiling is authorized only on one's lot.  The THAI has no authority to permit anyone
          from using adjacent lots without the owner's permission and will not accept responsibility
          or liability for such use.  Stockpiling on the street is likewise not allowed.

     c.  Work Hours

          Official work hours are 7:00 a.m to 5:00 p.m.  Mondays to Saturdays. Overtime work
          beyond 5:00 p.m. requires prior approval from THAI and will be treated on a case 
          to case basis.  THAI approval is required for overtime on Sundays, legal and  non-working
          holidays.

     d.  Stay-in-Workers

          The THAI general rule is that ingress of construction workers is not permitted between
           8:00 p.m. to 6:00 a.m.  However, in case where the construction is to be secured or for
          practical reasons, a maximum of 4 persons per project may be allowed subject to THAI
          terms and conditions.  Any number of persons exceeding the maximum limit and without
          a permit shall be subject to penalties and fines.

     e.  Construction workers' I.D.s

          All workers must secure their THAI IDs prior to any construction activity.  IDs must be
          worn at all times.  Penalties and fines will be imposed on workers who use IDs assigned
          to previous construction sites or residences.  Workers with expired IDs or found without
          the same maybe charged with illegal entry and shall be dealt with accordingly.

     f.  Delivery of Materials
         
         Toll free deliveries of materials shall be from Mondays to Saturdays, 7:00 a.m. to 12 midnight.
         No deliveries shall be allowed after 12 midnight until 7:00 a.m.  While deliveries may be
         allowed on Sundays and legal holidays from 7:00 a.m. to 5:00 p.m., a toll fee of Ph300.00
         shall be imposed on a per vehicle basis.  Authorised deliveries made by 10 wheeler trucks
         and container vans will be charged Ph 1,000.00 per entry.

VIII.   ENVIRONMENTAL REGULATIONS

1.    The village and its residents shall promote a balanced ecology and shall protect against the degradation
        of the environment.

2.    Building fires in the open or in the household premises is prohibited.

3.    No tree shall be allowed to be cut down without the approval of DENR and the Association.

Violations will be fined based on the following:

Fully grown trees                -      P 50,000.00
Medium grown trees         -      P 25,000.00
Newly planted trees          -      P 15,000.00

General Cleanliness, Safety And Sanitation


VII.   GENERAL CLEANLINESS, SAFETY AND SANITATION

For the sake of a pleasant and safe place to live in while protecting our environment, 
everyone is enjoined to observe the following:

1.   Home and Surroundings. It is the duty of every homeowner and/or tenant to clean 
       their surroundings of any construction debris;  cut grass, fallen leaves, twigs, branches 
       of  trees, and all forms of garbage, rubbish, trash or waste materials.  Residents/
       homeowners, shall at all times maintain cleanliness and in sanitary condition their   
       respective premises, and for this purpose, shall regularly sweep their backyard,
       respective frontage, and areas  surrounding their premises.
      
2.   Posters.  They shall likewise remove unsightly billboards, posters or dirty  paintings 
      found in the outside walls of their houses, establishments or fences. 

3.   Prohibited Acts.
          a.  Littering and Public Areas -- Any person, resident, or owner shall not  throw or 
               cause to be thrown or scatter or cause to be scattered carelessly their garbage into 
               the yards or premises of another, or in  any vacant lot or sidewalk, park
              , alley or streetgutter.

         b.  Spitting, urinating or defecating on any street, alley, sidewalk, posts, fences, 
               pathways, park, or other public places is strictly prohibited.  These acts are
               considered unsanitary, unhealthy,unsightly and uncivilized that it is strictly 
               prohibited.  Lot owners should provide temporary but sanitary toilet facilities
               for construction workers. 

         c.  Leaving any waste or waste receptacles, containers/bins, bags of respective 
              households along sidewalks or vacant lots/properties except on designated 
              days of garbage collection.

        d.  Setting out refuse and garbage receptacles, containers/bins ahead of collection
             time.  Garbage bags/bins may not be set out or installed along sidewalks or streets.
             Hanging of garbage bags on trees,outer fences and gates is strictly prohibited. 

        e.  Burning of solid waste is strictly prohibited. 

4.   Pet Control.  Pets such as dogs and cats should be well managed by the owner that
      these should not be causes of disturbance, danger or sanitation issue to the community.

         a..  Pets shall be kept and maintained within the premises of a residence., 
         b.   In the case of dogs outside the premises of a residence, they must be securely 
               held on leash.
         c.   When dogs are brought outside the premises of a residence, it will be the 
               responsibility of the owner or possessor to collect and dispose of the dog 
               excrements or wastes properly
         d.   The owner of pets which pose danger or are a nuisance to the village shall be 
                requested in writing by the THAI Board to undertake appropriate remedial 
                measures or they will be removed from the Teoville premises. 
          e.   Stray dogs, cats, fowl, pets/animals are strictly prohibited.

Vehicular Regulations

VI   VEHICULAR REGULATONS

1.  All vehicles of residents are required to have THAI stickers.  Drivers of vehicles without
     current and valid THAI car stickers are required to surrender their driver's license in
     exchange for Visitor's-Vehicle Passes before entering the subdivision.

2.  Parking will be allowed on the right side of the road only, coming from the gate, except
     at street corners.  Big parties shall be coordinated with THAI Security Committee for
     orderly parking.

3.  Non-resident vehicles unless accompanied by homeowners may be subject to inspection.
     Taxis, jeepneys and other commercial passenger vehicles are allowed entry in order to
     bring in or fetch  passengers only upon request of residents.  They are not allowed to park
     for prolonged periods within the subdivision.

4. *Trucks and other delivery vehicles may enter only after proper coordination with
     THAI.  Ten-wheeler trucks and container vans are not allowed entry without prior written
     approval by THAI.  They will be charged P1,000.00 per entry.

5.  Non-resident vehicles that enter our village on regular basis such as school buses,
     vans and private vehicles that transport passengers or cargoes, are required to secure
    Non-Resident Stickers.

V. UTILITIES

The lot owner shall secure all the necessary THAI  permits before tapping into any utility line, in the case of water line connection where the tapping line is across the street, labor and materials shall be at the expense of the owner.

Residents are not allowed to install or remove street humps anywhere in the subdivision without the written 
approval of THAI.  Boring through concrete curbs and gutters is not allowed.

All sidewalks, easements and the like are properties of the Association.   Their use/improvements 
should be with prior approval from THAI.

Why I Love Living in Teoville East (Parañaque)

My family and I had initially planned our Teoville East (Parañaque) home as a vacation getaway, but in 1995, we decided to make it our forever haven. This choice stands as one of our most rewarding family decisions.

The convenience of its location is a big reason why I'm so enamored with this subdivision. Everything I need is just a stroll away. Right across Dr. A. Santos Avenue (Sucat Road) lies the Medical Center Parañaque. Surrounding the area are diverse supermarkets, convenient stores, universities, banks, gas stations, auto-repair shops, restaurants, and more. These accessible amenities truly make living here a dream come true.

Just like any vibrant community, our subdivision isn't without its quirks. We need to make adjustments and collaborate to address specific rules and regulations. The Association is streamlining processes, making it easier for homeowners to swiftly rebuild or renovate their houses, contributing to a stunning, secure, and clean environment for Teoville East & West Subdivision.

A serene and clean environment adds to our relaxation, safety, and tranquility. When your surroundings are cozy, feeling at home is second nature.

I'm particularly excited about the upcoming SM mall construction right outside our subdivision. Expected to be finished around December 2013, this addition will bring more convenience, offering shopping and cinema delights. Count me in for the grand opening! 🛍️🎬

About Me


Teoville east & West Subd.

Why I Hold an Affection for This Place.💓

When we initially constructed our house in Teoville East (Parañaque), we had intended it to serve as a vacation home. However, our family ultimately established our permanent residence here in 1995. This decision is one of the most impactful choices we have collectively made.

My fondness for this subdivision finds its roots in its strategically convenient location. Practically everything is conveniently placed within walking distance. For example, directly across Dr. A. Santos Avenue (Sucat Road), you will discover Medical Center Parañaque. Additionally, numerous supermarkets, convenience stores like Shopwise Sucat, Sm, Robinson, universities, and banks line the outskirts of the subdivision. The area also showcases a variety of establishments, including gas stations, auto-repair shops, restaurants, and more, all of which contribute to enhancing the appeal of the subdivision for potential residents.

Anti Rabies-Shots Update





























What: Anti-Rabies Shots

Where: Chapel

When: Tuesday June 18, 2013

Time 8-10 am.

Last Tuesday (June 08, 2013), there was a free anti-rabies vaccination for dogs in our community. The event took place in the vicinity of our chapel. When Mrs. Loarca informed me about this I was very happy and I was the first one who came there early to have the free services from the Association for my dogs

The Anti-rabies vaccine works by collecting the Rabies virus and disposing them along the body waste. Once within the system, the vaccine acts as an Anti-body protecting the body from further infections.

The homeowners are not only happy, but they are also very satisfied knowing that their pets are no longer infected with Rabies and their furry friends are free of the Rabies virus.

The event was sponsored by the Association and very successful and we give our thanks to the unconditional effort and support by our very own Board of Directors and the Association.

Thank you very much for your kindness and concern. May there be other vaccinations in the future to ensure that we will no longer fear of the Rabies virus.

IV.  Wall/Fences
      
       Perimeter fences must not exceed 2 meters in height except at the back which can be 
       9  meters maximum.  However, an additional 2 meter wire fence may be installed atop the 
       concrete wall on the sides.

No firewall shall be allowed except along the garage and must not exceed 1/3 the length of the lot.

Building And Architecture

III   Building and Architecture

1.   Before the start of any construction activity, temporary or permanent perimeter fencing
      should be constructed within the construction site.

2.   All houses must be of materials and type of architecture that is in harmony with the
      surrounding landscape and houses in the vicinity.

3.   Houses should not be higher than 9.00 meters measured vertically from the highest
      projection of the building proper to the highest original street level.

4.   Minimum easement from the property line shall be 3 meters in front and 2 meters on the
      sides and rear.  The minimum distance from the edge of the roof to the property line shall
      be .75 meter on the sides and rear.  Only the roof of the garage and front gate may extend
      up to the property line.  Lots measuring less than 200 sq.m or less may be exempted from
      this provision subject to THAI  Board approval.  All other fillings are subject to prior
      approval of the Teoville Homeowners Association, Inc.

5.  The plans and specifications of the house and other structures including swimming pools
      or any subsequent additions thereto constructed within the property shall comply with all
      existing laws, ordinance or regulations governing the establishments of residences and
      must be subject to approval of THAI prior to construction.

6.   The minimum cost of residential houses for each lot shall P4,000,000.00.  The subject
       amount may be adjusted from time to time by THAI.

Use And Occupancy Of Lots

II.   Use and Occupancy of Lots

1.   Lots shall be used exclusively for residential purposes, with the exception of lots
      designated as open areas, playground, clubhouse and the like.  No commercial activity
      within the subdivision shall be allowed, i.e., sari-sari stores/carinderias, depot/
      warehouse, car repair shops or similar establishments and other types of commercial
      activites.

2.   Townhouses, apartments, more than 2-storey houses and/or with roof decks shall not be 
       allowed.

3.   Commercial or advertising signs shall not be placed, constructed or erected in the lots.
      Name plates and professional signs of the occupants are permitted so long as they do not
      exceed 30 x 60 centimeters in size.

4.   No cattle, pigs, sheep, duck, geese, fighting cocks, rabbits, goats or the like shall be
      be maintained on the lots except domestic pets like dogs and cats which may be kept 
      subject to regulation and control of the Association.

5.   Lots and housing units shall not be used for any illegal or immoral trade or activity or any 
      use which will disturb the peace and quiet of or be a nuisance to the neighborhood.

6.   Lots shall not be subdivided.  In cases wherein lots are already subdivided and residences
      have been built, such lots are exempted from this provision.

7.   The owners of vacant lots shall be assessed and charged a lot maintenance fee per 
       month/per lot/per title until construction starts.  Effective July 2008, the lot maintenance
       fee shall be increased from P150.00 effected in 1990 to P300.00.  The amount may be 
       increased from time to time through a Board Resolution.

I.  The Teoville Homeowners Association, Inc. (THAI)

All lot owners or their successors in interest are required to be and are automaticaly Members of THAI.  Lessees or occupants of houses on lots, in whose favor the owners favor the owners have assigned their rights of membership, and approved by the Association shall assume memberships, but shall cease to be members upon expiration of their contracts of lease.  Members must abide by the rules and regulations laid down by the Association in the interests of sanitation, environment, security, aesthetics, and general welfare of the community.

The Association is authorized to make assessment to meet expenses, which will constitute as lien on the property, junior only to liens of government for taxes and to voluntary mortgages for sufficient consideration entered into good faith.
